About Us
The Principals of Novus Partners have track record of capitalizing on market inefficiencies to create lucrative opportunities. After focusing on providing and maintaining affordable and livable housing options in the Class B and C multifamily space for nearly a decade following the Great Recession, the Principals pivoted from the newly hyper-competitive commercial investment environment, and its historically low cap rates, to a lately underserved and overlooked segment: entry level homeownership. As cap rates widened and supply began to balloon in the multifamily space, single family residential properties witnessed dramatic price increases that would soon create an unprecedented divergence in property values and housing costs. This disconnect in the value of housing units was witnessed first-hand by the Principals when underwriting and executing on their own developments, where investment properties traded at values 20-30% below their like-kind, single family for sale counterparts. With this understanding in mind, the Principals expanded their investment strategy to exploit the current market inefficiency with investment grade rental assets, particularly in the build-to-rent space.
